Strata Questions

Animals
Q: I want to buy a strata lot and keep our family pet dog – is that permitted?
A: The standard by-laws say that one can keep an animal until the strata council says otherwise. In other words there is no guarantee a pet can be kept.
Exterior appearance of building
Q: I want to repaint the outside of my part of the building - do I need permission from the strata company or other owners?
A: The standard by-laws provide that no change to the exterior appearance
may be made without written consent of the strata company if that
change is visible from outside the lot and it is not in keeping
with the rest of the building. However, there may have been a change
made to that by-law by the strata company – the strata company by-laws
will determine the answer.
Levies
Q: How much is the levy and what does it cover?
A: The amount of financial contribution (commonly called the levy) is generally determined at the annual general meeting (AGM) of owners and should be based on the budget as adopted at the AGM. This may include insurance, management, water consumption, common electricity, repairs, maintenance, lawn mowing and gardening.
Maintenance
Q: My unit is at the front of the property, so do I have to contribute to maintenance of the driveway which I don't use?
A: If the driveway is common property all owners must contribute to the maintenance of it, unless there is a special by-law that excuses an owner/s from that obligation.
